Kivells 7th auction of the year generates in excess of £1.7m in sales

Keen bidders filled the auction room on a rather wet July evening at Lifton Strawberry Fields, hoping to secure one of the 14 sought-after lots going under the hammer at Kivells’ 7th auction of the year. 

With a variety of property on offer, ranging from land and development opportunities to residential property and even a Grade II star listed Chapel, bidding was fierce, resulting in sales exceeding £1.7 million, to the delight of our vendors. 

Land across the west country continues to be in high demand with star lot of the night being 26.54 acres of land and a Class Q Barn at Double Thorn, St. Giles-on-the-Heath. This fantastic opportunity, guided at £350,000, exceeded its guide by £100,000, seeing the hammer fall at an incredible £450,000. 

16.84 acres of land near South Moor Farm, Pyworthy sold for £125,000 against a guide of £85,000, 3.41 acres of land at Jubilee Rock, Pendrift Downs sold for £46,000 against a guide of £40,000, 5.03 acres of land and buildings at Bridford sold for £150,000, £10,000 above its guide and The Orchard at Wringworthy saw the hammer fall at £71,000, £11,000 above its guide.

Interest was strong for the two residential properties in Biscovey Road in Par. 36 Biscovey Road, a well-appointed three-bedroom end of terrace property, boasting off-road parking for multiple vehicles and a low maintenance enclosed garden, sold for £165,000 against a guide of £120,000. 

38 Biscovey Road, a three-bedroom mid-terrace property with the additional benefit of a single garage and allocated off-road parking, sold for £119,000 against a guide of £120,000. 

51 St. Johns Road, a semi-detached three-bedroom house with garage and off-street parking in Launceston, sold for £180,000, £40,000 above its guide. 

Bevills Hill Cottage in Bridgerule, once a farm worker’s residence forming part of a large estate, generated strong interest prior to auction. This Grade II listed thatched cottage exceeded its guide price of £80,000, seeing the hammer fall at a phenomenal £185,000. 

Retaining a wealth of charm and character, Voguebeloth Chapel in Illogan, offering tremendous potential for its use, sold for its guide of £80,000. 

Kivells’ strong marketing campaigns were perfectly demonstrated when 15-17 Church Street in Launceston sold prior to auction. This wonderful opportunity to add significant value to a part completed project in the centre of the town sold for £170,000 against a guide of £150,000.
