Kivells’ first collective property auction of the year saw nine sought-after lots go under the hammer including land, woodland and residential property resulting in sales topping an impressive £1.2 million. 

Demand for land remains buoyant, with star lot of the night being 38.26 acres at Bursdon, Hartland. The land, which is south facing, gently sloping and predominantly in permanent pasture, with approximately 8 acres of rough grazing and native woodland, saw the hammer fall at £535,000, an incredible £260,000 above its guide. 

10.03 acres of land at Lewdown, Okehampton sold for £130,000 against a guide of £100,000, land North of Higher Medrose, Delabole sold for £45,000 against a guide of £50,000 and Dumnonii Woods in Trelaske, Lewannick exceeded its guide of £15,000, seeing the hammer fall at £24,000. 

Residential property continues to generate fantastic results in the auction room. 43 Higher Lux Street, a substantial four-bedroom, semi-detached property in Liskeard, sold for £170,000 against a guide of £140,000. 1 Trevell Mews, a charming one-bedroom, semi-detached cottage in Launceston, sold for £110,000 against a guide of £99,000. 

In need of full modernisation or redevelopment, Trebarrow Farmhouse in North Tamerton received strong interest prior to auction. The Farmhouse, along with 2.8 acres of paddock and mature orchard, sold for £268,000, £93,000 above its guide.
