Kivells’ sixth auction of the year saw 13 lots go under the hammer, ranging from residential property and land to development opportunities and even a modern chapel, resulting in sales exceeding £1.2 million.
Residential property continues to be in high demand with star lot of the night being The Station House and 2-4 Railways Cottages in Bodmin Parkway. Bidding was fierce in the auction room to secure this terrace of four properties seeing the hammer fall at £400,000, an impressive £150,000 above the guide.
Treginegar Lodge, a substantial two-bedroom detached bungalow in St. Merryn, sold for £237,000 against a guide of £150,000 and Christor, a three-bedroom detached residence in Upton Cross surpassed its guide of £150,000, selling for £197,000.
Land also generated strong interest on the night with 2.31 acres in Kellacott selling for £96,000 against a guide of £50,000. 2.25 acres in Tinhay, Lifton sold for £48,000 against a guide of £25,000 and 6.41 acres in the same location reached its guide of £50,000.
Ruby’s Orchard, comprising over 3 acres of prime woodland and amenity land and campsite facilities, sold for £70,000, £5,000 above its guide, and 0.87 acres of woodland at Herodsfoot sold for £10,000 against a guide of £5,000.
A fantastic development opportunity in the form of a modern chapel in Kilkhampton, with planning permission granted for two dwellings, sold for £188,000 against a guide of £140,000.
